A Certified Market Analysis is an informal estimate of market value, based on comparable sales in the neighborhood, performed by one of our real estate agents.
Appraisals are formal, impartial estimates or opinion of value from a certified appraiser, and are generally best for financing and for buying. An appraisal is requested by the buyer’s financial institution in order to obtain financing for the property. If there is a significant difference between the buyers and seller’s appraisals this can cause lots of stress before closing.
